Over the years Oatlands has amassed a collection of stories of unexplained events. Believers and non-believers alike will enjoy our guided night-time tours where you will hear these stories while walking through the Mansion and grounds. You might even experience something yourself!
During the tour you will learn about paranormal research techniques and use some of the equipment yourself. Photos are not allowed inside the Mansion but can be taken outside.

Oatlands Historic House and Gardens is available for rent for private paranormal investigations. Our guide staff will help the group navigate the buildings and grounds and answer questions about Oatlands' history, but we do not offer training or equipment for paranormal investigations. Groups wishing to rent Oatlands for paranormal investigation are required to make reservations in advance, carry insurance and pay a nonrefundable deposit. How much do paranormal investigations cost?
The cost to conduct a paranormal investigation at Oatlands depends on where you want to concentrate your investigation. Groups are charged according to how many sites they wish to explore. An all access pass (all sites and property) is available for $1000. Each group is limited to 10 people and they can stay for a maximum of 3 hours. Note: the price of investigations can be negotiated to add additional persons or hours.
What is the maximum number of people I can bring?
The maximum number of people participating in an investigation is limited to 10. If you need to adjust the number of participants later, you may do so provided the change is made no later than five (5) days prior to your investigation. Note: there may be an additional charge.
When are paranormal investigations available?
You can book a paranormal investigation any night between 6 pm and 12 midnight, based on availability. Most groups book a three-hour investigation from 9 pm to 12 midnight. Some weekend days are not available due to other events booked at the site. Summer hours for investigations are between 7 pm and 1 am.
Is a deposit required when booking a paranormal investigation?
Yes. A $200 deposit is required when booking. This deposit will be applied to your rental fee and can be paid with Visa or MasterCard. Deposits are nonrefundable.
Is there a minimum age requirement for paranormal investigations?
Yes. Anyone attending a paranormal investigation must be 16 years of age or older. Additionally, anyone under the age of 18 must be accompanied by a parent or guardian.
Are there any special restrictions due Oatlands status as a National Trust Historic Site?
Yes. Oatlands is a National Trust Historic Site and the preservation of the building and its artifacts is the primary focus of all activity on the property. All spaces must remain undisturbed. Nothing on the site may be moved, removed, touched or otherwise disturbed. Do not leave any trash or personal belongings behind.
Will I be able to wander around on my own?
No. Your group must stay together and will be accompanied by members of our staff at all times.
Can we bring cameras, video cameras, digital recorders, etc? Do we have to provide Oatlands with results?
Yes. It is the responsibility of the group to bring their own equipment and take it with them when they leave. Oatlands Historic House and Gardens is not responsible for lost equipment. And yes, Oatlands requires a written report about the investigation results and any other video or audio Electronic Voice Phenomenon data compiled during the visit.
What can't we bring?
Alcohol and weapons are not permitted. Smoking is not permitted anywhere.
Will I have to fill out a waiver? Will I have to have insurance?
Yes. Everyone attending a paranormal investigation is required to fill out a waiver form. All groups must carry an insurance policy of a minimum of $2 million dollars.
